Mosaic Gardens at Westlake is an example of Linc's work to create supportive housing for formerly homeless households in Los Angeles County, in partnership with the Los Angeles County Department of Health Services. Mosaic Gardens at Westlake is an intergenerational 125-apartment affordable housing community with 63 units reserved for formerly homeless individuals and households. Other low-income families qualify to live there if they earn up to 60% of the area median income.

The site was formerly blighted with dilapidated structures and covered with broken down cars, trash and unmaintained overgrowth. The new complex features shared community levels and two multi-story towers. One all-age tower is five stories above two stories of subterranean parking with two open courtyards, laundry room, an elevator, and a main pedestrian entrance. The second tower for seniors is four stories above one story of subterranean parking, a central courtyard, laundry facilities, and an elevator. The towers include over 15,000 square feet of multipurpose community space. The complex has a community garden, computer lab, health and wellness room, playground, and convenient access to public transportation, shopping and services. As our service provider partner, The People Concern supports the 63 formerly homeless households by providing Intensive Case Management Services. An onsite Linc Housing resident services coordinator facilitates programs for all 125 households, including educational workshops, after-school tutoring, exercise, financial literacy, computer classes, and social events.
